I do a lot of condos in Chicago and Florida. Those number seem slim to me, but that's California. The only things to worry about is the HOA - are there rental restrictions? Are they involved in any litigation? Are there any special assessments planned, or obvious deferred maintenance in the association that will result in a special assessment? Otherwise you should be good to go.

I've bought tax liens in florida and every single one was redeemed.  I also bought a tax deed condo in Daytona Beach and still own it.  However, at least in Florida, if you hold a lien for more than 7 years, you've lost your investment.

Hi Jordan,

I've held several field trips to help people with Rehabbing Remotely® and even have one recorded if you're interested.  The reason I started them was because so many people in Southern California flooded the market and the margins got very slim.  I now invest all over the country, and the last recorded field trip is in Miami.  You will get incredible knowledge on how to research, identify, build your team and learn each area's specific challenges - for example cracked slabs in San Diego, Foundation issues in Texas, Termites in Atlanta, etc.

As far as wholesaling, the quick answer is to pay a local wholesaler to bring you a cash buyer.  I've done that a lot of times.

Then you need to find an equity partner.  They pay what you can't pay and you work out either a preferred rate of return or an equity split.
