One of the first directives I learned through Phill Grove’s REvolution online learning product was to avoid condominiums at all cost. This was followed by so many others warning people away from condominiums as a buy-rehab-sell business. HI @Kevin Hockaday , there are many creative ways to wholesale them such as double closings, etc.  I use land trusts, but they can be complicated and my biggest issues is educating the end buyer about the power of those trusts.  Many area leary.

What about "We buy Messy Houses"?  I had my neighbor who's son had to empty out a basement full of crap after the neighbor died.  Not that they were hoarders, but I tried to buy the house I and promised they would never have to step foot in that basement again.  I could tell that hit home for him.

First, think like an entrepreneur - who has the most pain with property management?  Most likely out of state landlords, or landlords that are just tired.  You might look at the "for rent" ads and reach out to any that are not already represented by a property manager.

The average I hear is that property managers keep 10% of the monthly rental.  So if rents in your area are $1000/month per door, then you will need 10 doors to gross $1,000/month - so target what you are capable of what you can do on your own, without disrupting your current job.

First, don't pay for the repairs prior to closing, but ask them for a credit to cover the cost of repairs.  If you're doing a conventional loan, you may ask to change it to a Homepath Renovation loan.

Fannie Mae is difficult to deal with.  It's their game, and there's not much you can do about them, but maybe threaten to back out of the contract.
