Thanks for the great info!
Quick question, to wholesale through the MLS is it the same way that with a FSBO?
1) putting the house under contract with seller
2) finding a buyer
3) Assigning contract or double closing (are we allow to double close on properties that are listed?)
Thanks,
Nicolas

Hi BP Community,
Is it common to wholesale a property to another investor using a Floridas Realtor Contract?
I usually use my own contract, which I understand perfectly and protects me, but the owner of a property I am dealing with is a realtor and wants to use her contract.
Is there anything I should take into consideration if I decide to wholesale with that contract? is it possible to assign? double close?
thanks!
Nicolas

Hi community,
I just completed my second wholesale deal, so after getting my check I started thinking about the taxes for the upcoming year.
How does the filing of taxes work for wholesaling real estate?
Does anyone have an accountant specialized in real estate taxes and bookkeeping that they recommend in the south florida area? (Broward county or Miami dade)
Thanks!

Hi BP Community,
I am assigning a contract this week to another investor this week and I just want to get my facts straight on how to do it.
I understand there are two ways to get paid by assigning a contract:
A) Just meet with the investor hand him the Purchase and Sale agreement and the assignment of contract in exchange for my assignment fee
B) Give the investor the Purchase and Sale agreement and the assignment of contract in exchange for a deposit (non refundable ??) and I will receive the difference of my wholesale fee at closing
are this two scenarios correct?? in the case of B is there anything I can make the investor sign to make sure I get my fee on closing date?
thanks,
Nicolas

Great idea! what type of questions are you asking on your sellers questionnaire?
the typical ones like : How much do you owe? least amount you can accept if I pay cash and close quickly? why are you selling?
thanks

Sam Craven Thanks!
What do you mean to write them up? They are actually doing the bandit signs themselves?
and are you getting people from craiglists? College students?
Thanks

Hi BP Community
I am starting to run my bandit signs campaign and wanted to see what are your opinions on which is the best way to run it for better results, some of the questions I came up are:
1) what is more effective to put them on Friday and pick them up on Sunday or Leave them posted until they get taken of?
2) what location are better for posting them, between house streets or in big intersections?
any more ideas to increase results are welcome
thanks!
