Another system to help automate all the emails so our email box aren't flooded. I can now sit down and go through them instead of getting buzzed ever few minutes. These little tweaks make a big difference. Thank you!

@Todd Shampoe - Find an experienced investor around Spring and see if you can shadow them. If you want to quickly learn, this would be it. Find a REIA group in Spring that you can join and network to find a mentor.
When you think you've found one, don't just straight up ask if they will be your mentor. It may scare them away. Ease into it, build the relationship and you will have a better chance.
The Creative Investment Concepts sounds dubious. I'd never pay anything up front especially if they guarantee anything. There is no guarantee in investing.

hi @Jennifer Chrispin and welcome to BP! Congratulations on deciding to do RE investing. Starting out, I'd get pre-approved with a lender and with your great credit, you should get great terms.
Once you know what you've qualified for, you can start looking for deals. We are doing single family to buy and hold and then cash out later to move into multi family.
With your work schedule, you can definitely see properties during the day and on some of your weekends. Listen to podcasts 33 and 44 where members work full time and are still killing it. Looking forward to see you start on your road to success.
Hi @Adrianne Morris and welcome to BP! This is awesome that you want to start doing RE at such a young age.
While you wait for the next REIA meeting, you can start getting pre-approved with a few lenders. Whether you're doing conventional or hard money, then refi into a conventional, get pre-approved (not pre-qualified). Lot easier to move forward with a deal pre-approved then having to back out because you can't get your financing in order.
Also, when you get pre-approved, you know how much you qualify for so you know the range of properties you can buy. No sense in going for $500,000 property if you can only qualify for $150k. Not saying you can figure other creative ways to finance the $500,000 property but I'd save this for later.
Some sellers ask for preapproval letter as part of your offer so they know you have financing so this should be your first step that you can take action now. Hope this helps.

hi @Justin B. and welcome to BP! Contact some of your local REIA and seek the MF guys there. When they get new properties, ask them if you can help them do the audits. This will help them as well as you to learn what they are looking for. Some REIAs even have road trips that show case their member's properties. Another good opportunity to ask them questions and find out what to look for. This with your inspection class will serve you well.
