@Brian P. I absolutely believe that the broker is entitled to their commission on the properties I sell that our LLC owns. They are letting me hang my license with them and providing training and marketing assistance to a brand new agent so I definitely don't have any issues with having a listing agreement from that aspect (especially since they take a very small per transaction fee anyway). I am surprised to hear that agents will sign with a broker and then not want to pay them what they duly deserve. How do they expect the broker to make money?? A little bit greedy in my opinion.

I guess what I was really wondering about is whether it is normal to be involved in a transaction both as a 'seller' and an 'agent'. If I understand correctly, it sounds like this is normal practice so I think you answered my question. Thanks so much!

Hi everyone! I recently became a licensed real estate agent in VA (signed paperwork w/broker yesterday) so that I can have access to the MLS and list/find properties for our team. I am part owner of the LLC that will be purchasing and selling the properties. My question is, what kind of paperwork do I, as the agent, need to complete if I am selling the property? I am thinking I will need to have a listing agreement signed by the seller (LLC) and my broker. Is that the procedure even though I am part owner in the LLC? I guess this is something I can ask my broker too, but while I am waiting on my license to be finalized, thought I'd see what people have done. Thank you in advance.

Hi Michael!

I did my education through Moseley. I started the class online but realized that for me personally it was a little hard to stay focused and retain the information. Halfway through, I upgraded to the classroom course and that was much better. The instructors were knowledgeable and entertaining and it just held my attention much better than the online course. You are probably much better than I in terms of having the discipline to sit down and read read read until you are sure you absorbed the information but just wanted to give my two cents - I definitely think the classroom course is worth it. The online requirement is 60 hours in VA but the actual classroom course was only 8 4 hour sessions; so it only ended up being 32 hrs (they assume you will study on your own time which counts towards the requirement). Either way, I definitely recommend Moseley since I passed the exam on the first try.

In regards to brokers.. I could be totally wrong, but I don't think a broker would 'turn you down' if you wanted to hang a license with them, no matter if you are experienced or not. When it comes down to it, they aren't losing anything by applying for a license on your behalf but instead only have money to gain from any monthly fees they charge, and obviously when you start selling properties. There are many different brokers out there with their own fee structure but personally I found Samson Properties will work best for me. They have a fixed (and very low, in comparison to others) transaction fee and in exchange they ask that you recommend their title company to your clients. Not sure if they operate down in VA Beach right now but I do know they plan to open a couple new offices in VA. Might be worth checking out.

@Andrew Cordle I appreciate the advice! Especially reiteration of #5. I attended a 'guru' workshop last year and was debating on whether I made the right decision about not jumping at the 'opportunity' they were presenting right there and then.

Hi everyone!

I have been reading the blogs and forum topics nonstop since I found this site and figured I would introduce myself.

I am an accountant in the Northern VA area looking to expand my knowledge of the real estate market and eventually get into investing (flipping, specifically). I am passionate about working in an idustry that allows me greater control of my career while at the same time directly influencing the lives of others (while, of course, making a comfortable living doing so!). I have scheduled to take a pre-licensing course in Arlington through Moseley/Keller Williams in July and plan to take the exam in August.

I know that 'book' knowledge will only take me so far and am looking for mentors around the Northern VA area who have been where I am right now - which is at step 0. I am willing to assist in any way I can whether it be on the evenings or weekends, helping out with anything I can get my hands on - paperwork, helping prepare for open houses, putting up signs, etc. in return for being able to observe, learn, and ask questions. They say that when you figure out what you want to do, or where you want to be, you have to surround yourself with people who are living your end goal and this is my first step. Looking forward to absorbing the knowledge made available here.
