@Axel Meierhoefer Hello! I love how this strategy has worked for you as I am also working towards doing that versus fix/flips. My assumption here is you had 20% down payment funds available for every property you bought though right,?

@David D. Thank you so much for your insight. Makes sense now due to the price point it was offered at. 

I am looking at a multifamily deal which requires a complete rehab and each of the 4 units needs at least 30K in work. They're priced at around 12K each and vacant and they are close to Mercer University in Downtown Macon. I am not too familiar with the area so need input from investors who are local to the area.
