Unless the bank approve, to sell less then what the seller owes and at a price you need to be at to turn a profit you will not be able wholesale anything. There is a process. The owner must prove distress..

Most wholesalers outsource their potential short sales to individuals that specialize in that area. There is nothing short about a short sale..

I personally will not let another wholesaler tie my deal up in search for a cash buyer. Smh... However, I will J.V with another wholesaler who will bring me a cash buyer that has the ability to close fast, large EMD and provide proof of funds. I never lose control of my wholesale deals..

@Samantha M. Just slightly. However, I personally slow my marketing down around that time of the year and go hard the first of the year. Most people are doing the family thing around November and December.

When your dealing with Realtors you have play by their Rules, large EMD, POF and their contracts etc...

The best deals are the one's that only you know about, and it's up to you to let the world know about them when your ready.
