Also the faster you can scale your marketing from 100 mail drops to 1k the faster you will see positive results.

I basically use the same consistent format that you are currently using when sending out yellow letters. However, I usually rotate my Y.L with postcards. The goal of a wholesale is consistently getting your marketing in front of your targeted group. When doing direct mail don't mail once, twice or three times. For a higher response rate try 5-6 times. I usually mail until house is sold or seller ask to be removed from my list. Time and circumstances changes everything. I hope this helps.

@James Peoples I also start my probate letter campaign as soon as estate is opened. I'm trying to get my marketing in front of P.R as soon as possible.

@Joseph C. Yes.. You want to get a Non-Refundable EMD and verify cash buyer has the ability to close (POF) before assigning contract. Especially someone that you have never done a deal with..

I personally NEVER heard of a title company refusing to open escrow because of a small EMD. But I only deal with Investor friendly title companies. The EMD is just to legally bind contract between seller and buyer. From my understanding anything can be used but some form monetary value is the norm.
