Louise Whidby Yes. Unless your contract has verbiage that buyer has right to extend closing date x number of days by giving verbal or written notification your contract will be void and you will probably lose your SMALL EMD.
If you probably can't find a buyer, it's probably not a great deal. Killer deals sell!!

Noel Lumbo When dealing with agents you have to play by their rules. That usually means using their contracts, providing POF and large EMD. Good Luck..

Marc Stein There are 2 types of flipping, Wholesaling and Rehabbing/Retailing. However, if your speaking of wholesaling, your wholesale profit will be determined by your ability to find and negotiate killer deals.
