don't use oil based cleaners on prefinished floors. Vacuum, use damp cloth not water to clean and use Shaw R2x or equivalent. This should bring back the luster of the original finish. In the future dust, vacuum and use R2X.

If it needs to be refinished I always look at ripping out then that's a whole new ball game. Personally the refinishing is a waste of time. Find your needed sqft and rip out what you have and install the new. Its cheaper, cleaner and a whole heck of a lot faster.

Looking for your deals on SFH, TH, Multifamilies and Teardowns in the Northern Virginia and DC markets. From Sportsylvania north through DC,Brightwood.

If you have land deals: We prefer fully entitled properties on a take down basis but will consider raw land on case by case basis.

Sometimes it's just easier to say what we are not interested in:

  • No war zones/D grade properties
  • No occupied/TOPA issues
  • No MD properties
  • No high LTV's.

I seem to find two kinds of wholesalers;

Good wholesaler: property - repairs - less wholesale fee = 65-75%

Bad wholesaler: property = market price before repairs and fee

Unfortunately, there are way to many of the latter. They put up a flashy website, send out some mailers, promise the owner some pie in the sky idea and then market their "deal". Why would I buy a property at retail, from a wholesaler and pay them their fee when I could buy a retail property off the MLS and use our brokerage to save an additional 3%? Not that this appeals to me for a rehab either but I would save more than using the wholesaler.

I would definitely remove some of the existing popcorn and texture. It will help when blending the new with the old. Unfortunately, whether you do or don't remove any of the old texture you will always see signs of the work.

would owner be willing to balloon in 3yrs at$275k and carry a second for balance.

Why not? Get the bear share after 3yrs of payment and allows you to refinance. Alot can happen in 3yrs.

can't stand that econohomes doesnt give you a better option to view the property pictures. Only that 2"x2" sqaure drives me nuts. Sure wish someone would give a larger image option.

Improved lots that cost 10%-15% of the complete home sales price is acceptable to me. I start walking once we're talking 20% +. You need to know what your risks are and evaluate carefully. Otherwise your going to lose a few hairs!
