Under contract is a 4 unit condo conversion in D.C. I am looking for equity partners. The property is in walking distance to the metro and in a highly desirable area of NE DC. The cost per lead is $1.52. Is this competitive?

I am being offered probate lead in the following 3 ranges

1-3 months

4-6 months

7-12months

What range do you think is good and why? Are probate leads even worth it?

@Account ClosedIMO, The HMLoan is predatory by how its designed. I spoke with one of my HMLenders and was told they will  typically complete the renovations. They call a rehabber they know and trust to get them to complete and then sell the property. Other than completing the rehab they do a F/C sale at the courthouse.

What does a hard money lender do with a property after they foreclose on it? Is it auctioned at the court steps like a bank would? Unfortunately, There has to be deals falling apart for these lenders too.
