Aberdeen market has gotten a lot more expensive! There are still deals there of course. Vacancy is not a problem because inventory is low. Unless you overprice. Their are pockets of bad neighborhoods and they can change by the block so be careful. You should know where "felony flats" is. Flood zones are changing also ;). I know another landlord in the area and he doesn't go into certain houses in certain neighborhoods without his pistol. If you buy right you should be good but you could always just wait for the market to tank?

I'm chasing Mobile Home Parks myself. We get more off market deals under contract than we know what to do but not usually in Aberdeen. Good Luck!

Careful with the Wyoming LLC. We were not able to open a bank account locally in the LLCs name. Several banks including Bank of America turned us down because it was out of state. You could probably travel to Wyoming to get it open and then come back? There's probably some other work around also but we were on a time crunch....

They just bought the homes also a few years ago I heard.   Could just be a flip houses.   

Maybe the park has a Meth problem?   Maybe the owner is selling the park and you'd be stuck moving them?   Maybe they own the park and they are about to raise the space rent.  Two are vacant BTW,  why is that?   Is the park a pit?   

Seems fishy to me but I always think that way at first until I feel I know the real reason people are selling.  Especially if it seems like a great deal.

Lots of great HELOC leads to follow on this thread. I need a HELOC on an investment property that's a MOBILE HOME! Hopefully at least 75%....

If anyone know the answer to that one please post I'm sure you'll be helping more than just me.   :)

Hi @Bjorn Ahlblad,

I have several rentals in the area and I have never even heard of anyone around here using earthquake coverage.  If someone else thinks this is an issue I'd love to hear about it though.
