Glad to hear you are ok Rich ... I recently had a bad car accident as well. It definitely makes you re-think or as you say, take inventory of your life - it seems to help crystallize what's truly important in life.

Las Vegas is cashflowing now but very difficult to get a house as investors are flocking there .... I put in 7 cash offers 10-30% above list on homes listed between $28k and $40k and didn't get a one. My agent said to expect to put in 10 offers before getting one accepted.

Thank you Josh and Robert for your candid responses .... you've confirmed my suspicions. I'll move on. :D
