I'd go with your inclination ....in an effort to save cash, closing cost help from you will make them more likely to pay full price for your condo as it will only add a few dollars a month to their mtg pymnt.

I like the idea of an informative webinar given by a proven investor with no upsell ... and how about those who've upgraded to a PRO account get in free or at some discount - might get a few of us (including myself) off the fence about upgrading.

Las Vegas definitely slows down in the winter but like Rich's properties is located in a warm climate. It also has year round schools so moving in the winter isn't altogether out.

Yes, I'd use a Realtor to list so you expose your home to the largest pool of buyers and hopefully garner a quick sale - a quick sale can offset some of your Realtor costs ... at a minimum, pay an Agent a small fee to simply get it listed on your local MLS. Be sure to offer a competitive buyer's agent commission so agents will show it.

What if your son or daughter isn't sure what they want to do? Can you afford to spend $100k+ to educate them .... is it worth saddling them (or you) with so much debt that it will take years to pay back? Has college outpriced itself for those who aren't sure what they want to do for a living? Are some better off averting college and using the $$$ to invest in real estate? Maybe get a degree at Bigger Pockets?! :mrgreen:

Wow, you're light years ahead me when I was 17 (and probably most of your peers) in terms of business maturity .... sounds like you're already focused on what you want in life and how you are going to get it.

Re: college - yes, it's for an education to help with a 'J-O-B' down the road but it's also a great time to grow and mature as a person ... There are some wonderful intangibles that come with going off to get an education so don't completely discount it... not saying it's right for everyone but just something to think about. Regardless, keep keeping on with real estate - it's been a wonderful wealth vehicle for many folks who've done it right! :mrgreen:
