I would recommend checking out JWB out of Jacksonville. I have not purchased anything through them but I know of the founders and they are legit. You will not be disappointed.

Most of the funds are still buying. They are mainly in bigger markets.

Is this from a Crowdfunding site? This comes down to your trust with the developer and their ability to perform. Also, Central Florida is a hot market right now and probably still will be in three years but who knows.

I have used Auction.com several times and been very happy with the site. Just make sure to take your time and read the details about the particular property and auction time. The properties are sold with various deeds types such as special warranty deeds.

@Nilesh Makhija If you are looking to flip properties I think the 70% of ARV rule is a great place to start. Once you find a deal that fits those parameters I would dive really hard into the numbers and run your rehab costs past 2-3 contractors and your ARV past 3-4 local agents. I am a numbers guy and I am hesitant to trust anybody else's numbers other than my own.
