@Will Gaston Roofstock provides two certified property managers for every property but the investor is free to use whomever they would like.

@Kevin Sack Great lessons in here that are setting you up to crush 2019. Lessons that would have never been learned from the sidelines. Great seeing people take action. SOOOO many people get into analysis paralysis and never pull the trigger.

@Steve Morgan Generally it's a property that is not being actively marketed on the MLS, Zillow, LoopNet? etc. Being off market doesn't always mean it's a good deal.

@Jahbari McLennan I have purchased 100+ properties through HubZu. During the crisis there were some amazing deals to be had. (Especially looking back) I would still buy through them if the numbers made sense. The transaction and customer service teams are all overseas which can be difficult if you run into a problem.

@Kyle Hassig San Francisco is tough due to price point, low returns and tenant friendly laws. I own nine rental properties all of which are out of state (GA, FL and OH) and use local property managers to handle the day to day. I have purchased eight of these through Roofstock (full disclosure I work at Roofstock) and one through a local property manager. Happy to talk further about either route.

@Adam Humphrey Great to hear on the valuations. Makes me like this deal a lot more. If you have a lender that will finance at this amount I agree that’s the way to go. I have found it difficult to find lenders that will finance properties below $50k.
