Weekends are best for me. Monday at 5 or a bit later is okay, just thinking of traffic. This will be in Louisville?

I too live in the highlands. I did a bit of research by calling for rent signs. I think in a shared housing situation it's anywhere from $650 to $850. Single family homes (2-3 bedrooms, 1000+ sq ft) are a different story; $1200-$1600 in the nicer areas. Condos are around $1200 and up. I think single family is the way to go but very competitive. A lot of the "apartments" or student-like rentals, like in the Cherokee triangle area/Cherokee road are small and not well-maintained.

Great advice Rick!! Thank you.
I completely agree with you Mike. I know an investor that thought he was buying "a gem" and skipped the inspection. Well guess what? He's now realizing he's overpaid for the gem that's turned into a nightmare. Life circumstances resulted in him not being able to flip the house and ....he can't sell it! Don't skip the inspection.

I think it will be a while before Portland makes a change for the better. I personally won't be investing there anytime soon.
