Welcome! im new as well and haven't done any deals yet, just educating myself while building up my savings account :)  I hear ya with the little one, my 9 month old just figured out how to crawl up stairs!!

I use an Android Note 4, the app certainly seems developed for Apple users.  I'd like to see a little more compatability with android, especially in the texting fields.  anyone else noticing that or just me?  basic functions like auto capitalizing words, punctuations, having o scroll very far to see send bars etc.

I haven't seen an umbrella request that your auto deductibles be lower, but $500 seams reasonable.  The umbrella usually covers the auto so what IS common is to have the company issuing the umbrella request that the 'underlying limits' aka your auto limits, be raised to a sufficient amount.  Usually $500,000 combined single limit or $250,000/$500,000 split limits.  Bottom line is they want your underlying policy to be beefed up and sufficient.  It lowers the risk a claim ever penetrating through to the umbrella limits.  $40 a month seems reasonable as well.

And most companies like to have everything together.  You can get a different company to write over your existing home and auto but it's harder and not every company wants to accept that.  It sounds like everything is legit with your existing carrier and their requests...

Thanks Becca, and yes I would plan to manage that myself.  That's good to know i'm not sure if the lenders would allow me to claim rental income as part of my income analysis while looking at a new purchase.  I'll investigate!

What's the best way to run comps? 

I don't have access to MLS....how do I access that? can I get access without being licensed as an agent?

Am I wasting my time pulling comps from zillow.Com or realtor.com?

I'm brand new can my fellow pros give me supersweet and sexy condensed tips on best way to get comps?  

I have read the following are good minimum ballparks for getting comps:

Year: /- 1-3 years max
Sq. ft: /- 100-300 or so?
Bedroom/bath count: should be the same
Distance: 1/4 mile radius or so

As well as same stories, construction, neighborhood etc.

@Bryan Otteson.  fantastic responce.  I'm a newer insurance agent and you gave a better response than even I could have summarized.
Your Umbrella will be the best value for the dollar spent if it's ever used.  and it could potentially cover a few random things (vehicle rentals if you travel abroad, sometimes boat rentals, etc).  check your umbrella policy language of course. 

In Utah, a ballpark for an Umbrella policy would start at about $200.  there's a base rate, and then that rate can increase depending on how many properties it covers, as well as personal autos and drivers etc, as that umbrella extends over your car insurance as well.  

And yeah, watch out for those crazy slip and fallers.  Anyone seen Better Caul Saul?  Slippin' Jimmy was a con artist who staged slip and fall accidents and had is lawyer buddy rack in lawsuit after lawsuit.  great show, funny example but you never know haha
