@Jay Dewberry Thanks for your thoughts and help, I've been able to refine and test multiple options and have been getting a great response rate. My apologies for the delay just getting back into the groove of things. I appreciate your time, hope business is going well for you.

Thanks,

Sam

I was accepted into Peter’s Protege program a couple days ago and have found mixed reviews but nothing clear for those who have gone through it besides negative reviews from people he actually addressed himself (Peter). I have the extra money for the fees and retainer (15k). Just want to make sure I’m getting great content I can put my hard work into and over time get results, I’m in it for the long haul.

From what I’m hearing it doesn’t sound to personal with a limit on calls with Peter. It’s weird they’ve been doing this for 8 years but I can’t find any success stories besides the ones they provide. I’m lost and have to make a decision real soon. Any help is greatly appreciated.

@brandon turner I know your big on not paying for coaching lol.

Neighbors Large Oak tree is slowly damaging rental property. Squirrels, continuous branches large/small & acorns hit roof and cover yard. I Cant get the driveway paved until issue is handled. The Tree is on her property but hovers over 35% percent of my rental. So I went and got more than a few quotes, all averaging over $4K. I figured I would be better off cutting the branches that cover the house at a cheaper rate. After speaking with neighbor, she is willing to pay half for tree to be removed completely due to the inconveniences it causes her to. Question is,  should she be paying full amount?

Hey guys need some advice and opinions on my property owner letter draft. For great leads on property's owned outright in my market area. Some say to keep it short and sweet, while others state to personalize it by making it clear your interested. I want to send out different drafts I made to get a feel for what may work, just don't want to sound like a fool and loose potential deals at the same time. I would appreciate any help your willing to give, time is of the essence. Thanks in advance

Dear XXXXXX

My name is Sam, and I am an Investor specializing in buying homes in the XXXXXX area. I am writing to find out if your property is for sale? If so, I may be interested in buying it. I am not a realtor. I am an individual looking to buy some properties to invest in long term. I hope you will give me the opportunity to work with you.

If you are interested in selling, I would like to set up a time to meet with you and discuss how we can proceed. I will then evaluate your property in more detail. I can usually make you an offer within 24 hours. I generally buy properties As Is with “ALL CASH” or work out some type of Owner-Finance. This process takes on average 30 days to close.

It is my wish to help you in any way I can for taking the time to work with me. I also have a referral incentive program if you know of any person interested in selling their unwanted property.
