I suggest you read 'the richest man in Babylon' as well. Great read and really makes you think about how you spend your money.

unfortunately, my house is about $350 short of being within the 50% rule...i was not very savy when buying my house...granted that info is off of zillow and i am told it is not very acurate.

i do have a question...i have made a spreadsheet off of some of the information i have learned here, and i have found that some of the houses i have put into it have passed the 50% rule,but do not pass the 1-2% rule. Is that abnormal or am I using incorrect estimates? again, I am using the estimates off of zillow and that might also be part of the reason they are off

Howdy all! I just signed on to this website after hearing about it on another forum. I am looking to start a buy and hold investment business that can slowly replace/supplement my current income. I am hoping to make my first purchase within the year or first quarter of next year. I am currently trying to raise some more startup capital to make this first purchase. I am hoping to start with a multi-family unit.
I have considered selling my current house at a 15k profit, but would have to take the 15% capital gains hit because I have been in it less than 2 years. I could rent this house out, but it does not meet the 1-2% rule. I am fairly eager to get started, but don't want to screw up my first deal and my living situation at the same time
