I currently own a home that I bought for 115k as my primary residence that is currently worth ~135k. How difficult would it be to do a trade for a MF, considering I found the right deal? I am in Dallas / Fort Worth. Also, this would be a primary residence as well

Of course, the richest man in Babylon would tell you to use 10% of your income to invest and 20% to pay off your debts

It all depends on your ROI...if your ROI is more than the interest you are paying on your bills, then keep marketing and investing. Otherwise, I would suggest paying your debt

Pardon my ignorance, but once you have found the deal and then you find a buyer...how do you close the deal?

Do you go straight to a title office to close?

I am looking to start a marketing campaign and since my "day" job is from 1730-0530, I usually sleep during the day. Would hiring a VA be worth it to field my phone calls during the day and allowing me to return those which are legitimate leads? I have read multiple times on here that letting a call go to voicemail means losing a lead, and would rather hire someone if that would be more profitable.
