When you are starting out and making a website, should you have separate lead generating and rental websites? Should these be set up as separate entities or as the same on the same website?

So I have a realtor, a CPA, a couple leads on contractors, a lender, I have started my business plan...outside of a deal all i'm missing is a real estate attorney, right?

also, will the real estate attorney be the right one to set up my business structure?

does anyone know a good RE attorney in Dallas - Fort Worth DFW area?

thanks...i'm a big time newb and not that smart when it comes to all of this stuff. just wanted to make sure i was reading it correctly.

my problem right now is I have only been in the house a year. I bought it before I knew anything about investing and I would really like to offload it and get into a owner-occupied MF. I was hoping that the 1031 might be a possible avenue with which to get that done. alas, back to the drawing board

just to make sure I am reading this correctly, you are not able to do a 1031 exchange on an owner occupied property. Correct?

@Al Williamson I would love to do an owner occupied MF, but unfortunately I'm in a house with no cash flow for rental

@marlon Wilson I would prefer to stay in tarrant cty if possible

@Roy n. What is the big red flag on this deal? I know that 5.7 isn't a great return, but is that what you are solely looking at?

How did you find your first deal? I'm a newbie looking for a deal. Would prefer a MF property. Should I find a wholesaler or just use my local realtor?

So, is this really that easy? Double your mortgage add a hundred dollars and if the rental comps are there, then it's a good deal?

I feel like I'm oversimplifying?
