Anyone checking out Property Wars? It take place in Phoenix and it about Trustee Sales.

I think I know the answer but perhaps FHA allows this while conventional won't.

I know certain areas of Northern VA. quite well and have had alot of success over the past 25+ yrs. I've been particularly active since late 2008. Buy and hold and flip. Burke & Herbert Bank in Alexandria does a ton of investor business. I've been using them since 1987. I'm happy to share my thoughts on good areas to target. The areas that I buy in are not war zones or Section 8.

I've used Key Title in Northern Virginia for about 15yrs. I usually close with John P. an attorney/partner. I'm very happy with them. John is in the Fairfax Office. They also have a Reston location. I'd give you the number but I'm having a "senior moment".

I must have read Rich Weese book in a prior life. I never worried too much about the equity in my personal residence because I always had plenty of much cheaper places that I could move to. Back in the day, they weren't paid off but the places were perfectly nice and the payments very affordable. For a number of years now we have had paid-off rentals and I could move to any one of them should the need arise. I think the smart play is to refi your primary to the max and use that cheap money for investments. As for sleeping at night and being able to sell without bringing cash to the table - that's called "buying right".

I just heard about a product being used by a large apartment complex company. It's a "spray-on granite" or granite-look product. It costs $200-300 per unit. Anyone using this stuff or heard experiences from others? They spray it right over the formica.

Kev, I checked out your bio and saw the product you are talking about. I know people who own hotel companies and I find it hard to believe that they don't already use this type of product.

I am a worrier. I was born that way. I worry about many things; not just RE. I'm with @J. Scott. I tick thru the things that could be/are worrying me and discount them one by one, often using the "worst case" thought process.

I got another short under contract over the weekend. It will be a flip. I'm not sure yet of the restriction period. It doesn't really matter much to me. I pay cash on flips and the carrying cost is minimal. I've found that the only way to get a decent deal is to go directly and immediately to the lister. They will assign you to one of their partners.

Joel Owens hit it on the head. It's the mindset. The risk can be real, don't get me wrong. Some spouses may have very good reason to nix real estate if other ventures have failed. It's not about one spouse telling the other what they can or cannot do for a living.
