2005 Mazda Tribute. Bought new and paid cash. Actually, they were offering 1K off if you financed it with them so I did. I got the coupon book a few weeks later and sent a check to pay the car off in full. My kid has my old car (2000 Mazda Tribute). Also have a 1998 Dodge Ram for business and a 1996 Jeep wrangler for fun. Haven't had a car payment since my late 20's. Don't ask me about my husband's 60K+ car....

J. Scott is correct. The standard board of realtors contract (at least in my jurisdiction) allows for a switch to financing as long as it doesn't delay closing or cost you any monies. The request to move up the closing is not binding if not in writing. If he can't get the financing and doesn't close on the 30th, that is a different matter. I misread your post and thought the closing date had come and gone.

I'd say they are in breach of contract and could forfeit their em deposit, but I haven't seen your contract. If it's just a little cash that they need, you could possibly take back a small first to get the deal done now.

So, you are thinking that the IRS might consider this a sale? That never crossed my mind when we did ours (but it was our primary residence). I really don't think this would be construed as a sale, but let us know what your tax attny says. I had a coop convert to condo and that was considered a sale, so I simply 1031'd.

I've already made up my mind. I have 2 well qualified applicants. One is a 30-something couple with a baby. The other is a 53yr old woman who used to be an interior decorator. She brought pictures of the house she just sold. She won't be buying anytime soon due to a job loss two years ago and extended unemployment (credit wrecked). She got a nice lump of cash from the sale and is taking care of her old creditors. She is one year into a good job and had a long employment history prior to her lay-off. Younger couple has good employment and good prospects for higher$$.

Both agree to a 2yr lease.

I am taking the 53yr old (no kids at home, no pets). I think she will settle in for the long term. I think the younger couple will buy soon and the baby will become a toddler spilling stuff all over my new carpet and paint.

Do you LL's out there agree?

I did a simple "boundry line adjustment" on two adjacent lots that I owned. It was very simple. I just needed a surveyor to draw up the new lot configuration and have a deed drafted. It depends on your local zoning, setbacks, access, etc. Very easy to take your current plats/surveys to the local zoning/development office for your juridiction and see if it will fly.

I agree that there are probably many non-pro's getting into the market. I don't agree that they are necessarily overpaying - just driving prices up. I think some areas around here were over-sold. I'm glad I got what I did when I did.

I agree with the others. Get her out. Follow all legal requirements. Looking back, do you see something in her background check that could have alerted you? How did she have the good references, etc.? Do you believe that her situation changed very recently due to the divorce? Why was she moving? It is true that she will be kicked out of the section 8 program.

Hi Ophelia. This was in Herndon. I stay in NoVa. There is very little inventory on the lower end. Lots of cash buyers. Multiple offers are common. I gather you are seeing the same?

Yes. Forgetting any damage the dogs may do; what if some psycho dog bites someone? Do you require that they carry liability insurance naming you as an additional insured? I require this of all my tenants. Not saying that you would end up having liability in the end, but lawyers tend to sue everyone within a 5mile radius and let them fight it out. It's the legal bills, not just actual liability.
