Post: How to identify mortgage holder of a property

I have a new client who identified a home in foreclosure that they'd like to purchase as a primary residence.  I called up Fannie Mae and they located the property in their system but said that they do not have ownership of the property.  Can someone tell me how to locate the mortgage holder of a property to inquire about purchasing it?  I've looked at the county appraisal district records as well as the tax office records.  Nothing about the mortgage holder there.

I'd like to begin receiving wholesale lists for Houston if anyone here is finding killer deals.  I'm a realtor/investor but also am increasing my list of buyers who rely on me to assist them with their strategies.  Please PM me if you can help.  Thanks in advance.

@Joseph England The before and after pictures are incredible, Joseph.  Is your strategy to flip all your rehabs or do you keep any of them as cash flowing rentals?  Keep the photos coming. While I read all the posts, the pics "paint a thousand posts". :)  thanks

You might consider relocating.  I was making in the 40s as a software engineer in Pensacola, FL.  I found a consulting job as a business analyst for a software development project in Houston making 80k.  That was a big jump.  Continuing in consulting, I grew my income at a rate of 10% every 2 years.  Of course this was during a time of 0-1% corporate annual raises.  Then going independent a few years later blew my income through the roof.  So it's possible.  It's not as hard as winning the lottery, but if it was easy, everyone would be doing it.

Congratulations, Jenny.  I wish I had a mentor and gumption to do this at your age.  You're going to do great.

Hi Alfred,

I recently attended a Realtor conference in Galveston where i picked up a pretty handy pricing sheet from one of the home warranty companies present.  Hope it helps.

I would say you're on the right track. It hinges a lot on the quality of the neighborhood as you already mentioned.  Good luck, Nick.

Now we're rockin'. Yea 3 baths make a huge difference. Simply changing that from 3 to 2 baths and filtering by SFH only, we get 256 rentals since 6/1/16. You're now between $1195 - $2375. Average is $1700. Median is $1650. A good parameter to add would be a square footage range. Then when you have a specific neighborhood where the property is, the search can use a much smaller geographical radius.
