This question is probably has a simple answer, but I am the first in situation like this. I have a rental, and I have a loss on it in 2021. By this I mean I was renting it out in 2021, but depriciation and mortgage made it income negative. So I could carry over the loss of say 2k to 2022.

However, I didn't rent it in 2022, instead I rented it out in 2023. My understanding I can not depreciate it in 2022. But can I still carry over those 2k to 2023?

I have the following case, numbers are made up, but the situation is real.

I purchased a house in 2021, rented it out, in 2022 I demoed it and build new, finished construction in January 2023 and rented out almost immediately.

In 2021 the structure costed 100000

In 2023 new build structure costed 200000, i.e. I spent that to build it.

Do I depreciate now on 200000 plus 100000, or since the first house was demolished I can't depreciate it?

I know this fluctuates, but just want to see what other people are getting loan wise for a loan on multifamily over 5 units?

I've been recently quoted 10%, seems a bit steep...

Yes, it's a bad move. The very fist step is to realize there is no passive income in RE, you would have to allocate time, and a lot of it.

I think that matters the most. People tent not to drive several house for cabins.

22 units total. 1 bedroom unit.

I'd like to sell each unit separately.

Can the buyer still do conventional financing?

I heard banks require more than 50% of building to be owner occupied.
