I have a rental that I'd like to demolish and then build a new house for sale. Can I use 1013 exchange when I see it or not?

@Nathan G.

Yes, I mean loaned money. Correct, I now feel the same way. I contacted the attorney last Thursday, but have not heard back yet. Do you think I should move forward and cancel the listing agreement?

Folks,

I am a selling agent on a property that I landed money. The balloon payment is in 2 months from now and I honestly don't it selling. Now it feels I am in a conflict of interest. The market declined a bit. It's hard to sell. But then if I foreclose on it, I might be sued for sabotaging the sale. Is this theoretically possible?

Should I terminate the listing agreement?

Folks, I know I can find a proper help here.

Closed on a house this spring. It contained an easement agreement. The easement agreement was marking much smaller land than it was fenced. Now my neighbor refused to move the fence and I was seaking a legal help. The attorney said that in court he will win because the easement agreement has a mistake in it and the judge will take the side of the neighbor since they had a fence there for already a long time.

Is there any way to resolve this to my side? Can title co cover it? Or maybe quite title?

Pros, please suggest!

@Peter M. Why do you think investing in Austin is gambling? Please elaborate 🙏

Folks, I am desperate, ok, almost desperate. 2 months ago I went under contract that is not contingent of financing. I told the seller I will pull mortgage. Now... you know what happen during those 2 months, the market went up and up. The seller got 75k offer higher than mine. He basically sabotaged the appraiser saying there are 2 illegal units in the house. Holy cow. The lender took down the mortgage. Now I will be closing with enormous amount of cash, which I theoretically need for other purposes, i.e. looking to buy more RE. Feel my pain...

How do you folks do cash out refi? Am I a lost case? Or I can pull equity out still? How fast? Please help. I feel sky have fallen on me, especially that I sent out 2 more offers that now I can not afford.

@Jordan Moorhead did you buy from mls?

Hey,

I just completed open cell spray foam and I need to schedule the drywall installation. I still feel smell of the insulation. Should I wait until no smell or i am good to go with drywall?
