@John T., I recommend finding a good real estate agent who can advise on these types of investments. You are correct, the best deals are rare and far between. That is the reason why you need one specific agent, to establish a good relationship with him, show him that you are serious about your business, and that you know what you want. Help him by being very specific about your parameters, providing your financing info, and answering as many questions about your business as possible. All that would help your agent know what you expect.
Once you start receiving listings from the agent, do not forget to follow up! Do not expect results right away. Give him a call and analyze the deals together. This will help both of you understand if you are moving in the right direction with the search. Good luck!

I agree with @Joseph Scorese. .
There are many very nice commuter-friendly towns in North NJ, including JC and its surroundings. To narrow down your focus, first, identify the most basic requirements: schools and the public transportation to NYC
Even if you do not have school-aged kids, and the schools are not your priority at the moment, it is an important consideration for your potential future tenants.
Start visiting different areas to get the feel of what feels like home to you. Start visiting open houses in those areas. Find a real estate professional who is familiar with the areas and will be able to guide and consult you. Good luck!

HI Monica, I think pre-selling is a very powerful marketing technique. Realtors who work with rehabbers/flippers do it all the time. Take professional pictures of your updated units, and create a flier. Keep your flier crisp and clean and provide as much info as possible. Use it to create a list of future potential renters.
Optionally, put before- and after-pictures side by side on your website, but remember do not overdo it with the before- pictures - they can generate some negative response from your renters. Keep it positive, highlight the improvements you are making, list up the appliance brands, mention that your renter receives brand-new kitchen appliances, covered by the mfgr warranty.
Find a great real estate photographer - they know how to showcase the space.
