Sean, Bergen County is a good place for rentals. Since you are looking for a MF to own and rent, look into places like Bergenfield, Elmwood Park, Saddle Brook, Rutherford - great commute, reasonable (for Bergen Co) taxes, family-oriented stable renters looking for good schools. Good luck!

Taxes tend to be (loosely) correlated to the quality of schools and desirability of a neighborhood. This, and the public transportation options are (loosely) correlated to rent amount you can charge. This being said, if you are planning to buy a rental property, higher property tax neighborhoods will allow you to charge higher rents. Therefore instead of focusing on the property tax alone, review all your numbers and calculate the cashflow - you might be surprised to find a good deal in a higher tax area.

Mike, find an investor-friendly realtor who is familiar with your area of interest. The realtor would be able to answer your questions re: the process, would consult on the ARV, would help in finding the info about the house and the facts surrounding the whole 140 days situation, and give you more info about the house, might be able to help finding a good GC, will arrange for you to see the property, will help in negotiating the lowest offer price and many many more details. Since you are the buyer, the realtor's service is free to you.
The key is finding a GOOD investor-friendly realtor.
What area are you in? I can recommend such realtor in your area.

Hi Peter, consider joining a brokerage close to your place of work - and take classes during your lunch time :)). I did that first, it worked for me. Some Keller Williams offices will allow you to take classes in regional offices in the same area - we at KW can attend any class in any of the four sister offices in our region.

It is difficult to find a good deal for under $100k in our area. However, I have recently came across several decent two-family houses in the Greenville section of Jersey City for around $170k. Some of these deals are interesting and doable.
