Check, wire, or mailed to the brokerage. Then brokerage will process it and send the agents portion to them. 

Thanks for the reply Russell.  Is the check mailed to the brokerage by the buyer or seller attorney, and how soon do they usually mail them (same day as closing, same week, etc)?

The lease is for commercial use by a medical tenant.  I'm trying to determine if it implies that the tenant pays the property taxes.

"Additional Rent: During the term of this lease, tenant shall pay landlord, in monthly installments, a sum equal to the tenants pro rata share (as hereinafter defined) of any real estate taxes and annual operating expenses, each as hereinafter defined.  All such monthly installments shall be one-twelfth (1/12th) of the annual pro rata share of such real estate taxes and annual operating expenses as estimated by landlord."

Let's hear from folks who are actively building.  Many builders are slowing down or delaying builds because of material and labor costs.  Let's hear from those who are continuing to build and plan on continuing.

Leaves are a shot-term problem.  Pay somebody $20 a couple of times to rake them.  Problem solved.

When realtors who claim they can help find an investment property are also investors into the same asset class, how can we expect results, or is it just better to move on?

Adults should be responsible for their own actions.  Hopefully he will have some personal dignity and not come after you, but there may be other problems you have to deal with from insurers.  Not sure.. Best of luck to you both

Are HELOCs Available on a Rental Portfolio?  If so, what lenders are more likely to offer them?
