Looking at a medical office that is currently leased by a large hostpital network. There are 3.5 years left on the lease. Because it is in an area where another tenant may be difficult to find, I'd like to get them to renew as a contingency in the purchase offer. Is it too early for them to renew?

Thank you.  How can I determine if it is a non-disclosure state?

If a property is assessed for much lower than it sells for, the assessor can raise the assessment to the sale price.  This would make the property tax expense too high to cover other expenses (mortgage, insurance, maintenance, long term maintenance).

Is there any way to avoid such a massive property tax hit?

A situation with dozens of offers:

Obviously, a very high offer (and cash) will get the attention, but what other tips and techniques will get a seller and listing realtor's attention?

I'm trying to get information about a condo.  It is listed on many individual brokers' websites, but I cannot find the listing agent/broker.  Usually, with a few online searches, I can locate the listing agent.

Is there an explanation for this?

update: I was able to find it on Zillow

If you think your net worth is going to increase by 1 million a year and it will be 5 million in two years, then where is the problem here?

How did you get the nieghbors past the idea that construction may be going on next to them?  Many people don't like this.

What are some of Miami's best walkable neighborhoods for cafes, arts, safe walking? 

Are there any up and coming neighborhoods that meet these requirements?  Places that may be a little rough now, but on the path to improvement?

What are some things to consider/look out for in a right of first refusal contract?

For example: what happens if they pass away and the home is willed to someone else, etc...

If there is a solid contract that anybody can refer it would be appreciated, and I will of course have an attorney review it.
