I appreciate hearing stories like this as a reminder that cash flow exists in markets seeing heavy appreciation. Curious, I looked on FHFA.gov and Whatcom County was the 3rd highest appreciating county in WA. Thanks for sharing your lessons learned and best of luck on future deals.

Good question Zac. From my understanding, the condition of the rental plays a factor more so than the age. As for size, the number of bedrooms and baths seem to be the most significant factor regarding rent rates but I'm curious to see what others say about square footage. For your specific market, you could call up property managers and get their opinion.

Hector, compiling this physical library of books broken down by category is fantastic. It's one thing to read it once and take notes but then I'm limited to what I've written down and/or can remember from it. When reading e-books this is especially true. Your list is comprehensive and I can certainly appreciate the way you've organized them with an insightful description of each category. I stand behind your comment on The Millionaire Next Door; that combined with Napoleon Hill's Think and Grow Rich and Robert Kiyosaki's Cashflow Quadrant gave me a thorough mindset shift on creating and maintaining wealth. I'll call it the trifecta of my paradigm shift.

My library consists of the philosophy of success and money management genres and is somewhat lacking the strategic business side so these recommendations are greatly appreciated!

Think and Grow Rich by Napoleon Hill. His years of research on the philosophy of achievement, success, leadership and mastering your mind are in that book. Almost every page I stopped to take notes. If you're looking for equally invaluable information and enjoy Think and Grow Rich, he goes more in depth in How to Own Your Own Mind, and The Path to Personal Power. 

As for self-growth in human relations and productivity, The 7 Habits of Highly Effective People by Stephen Covey is excellent.
