Yes, I believe it's currently a dignity hospital slated to be built by Costco. I'm not a 100% sure on build time, I thought it was earlier than that but I'd have to dig. Sect 8 is government backed and mostly recession proof and will pay up to $4200 in 95757 for a 4 bedroom, $4800 for a 5 bed. Search shra housing voucher in the area.

@Ramki D. I'm in 95757 and it's a high barrier of entry for SFR like you mentioned, $600k+. I think it's mostly an appreciation play if you can even cash flow anything. With the new hospital, casino, expansion of grantline road, good schools and various other infrastructure building it's ripe for appreciation. In terms of rentals, it's doable if you get a great below market deal. Also look into section 8 vouchers for high bedroom count homes, as a 4bd gets you about $4200 in 95757. @Soman Paddi DPH is one of the rougher neighborhoods in Sacramento with solid c and b housing. You should be able to pull decent section 8 rents if you get a high enough bed count on the duplex. If the numbers work, make it happen!

I guess it would depend on how they are getting the money. If they are getting money at close of escrow with a split payout they should be reporting that as 1099 money. If one of you gets the payout and distributes it to the other 2, you're the one taking the tax hit for them unless they fill out a w9 and then you 1099 them their money. If you guys are filing as a business partnership, you'll need to fill out a 1065 form I think. I've never gone down that route but I'm sure someone will chime in.

Hey Ravi, Sacramento grown and moved to the bay area for work after college (mechanical engineer) and now back in Sacramento doing full time RE. I'll give you some of my first hand experience as I've lived on the Peninsula, Folsom and now currently in Elk Grove.
You'll find a lot of good info on Folsom, from good schools, low crime, close to Folsom lake, foothills, etc. and generally more affluent families live there. Great place to live no doubt, but if you are going to be doing some sort of commute to the bay area a few times a week, it's a decent 30 mins from downtown sac to parts of Folsom.
As for Elk Grove, its continuously growing and also very decent schools. There is a lot of land down here to continue building homes, which they are. It's definitely more diverse and you get slightly more house per dollar compared to Folsom. Sac airport is about 30mins north on I-5 of the most southern point in Elk Grove.
Both have pros and cons depending on your perspective. Both are extremely more affordable than say San Mateo or literally anywhere on the peninsula! Also an agent, so please reach out if you want more info!
