Hey BP I hope everyone reading this is having a great weekend so far.

My mom referred over to me a lady who sold my parents 2 lots for their business many years ago and is looking to offload some properties, particulary one that is just across the street from my parent's business location. It is an unused car/tire shop that looks very similar to what an abandoned Firestone would look like. It has been sitting there for over 20 years untouched and the lady I'm helping owns it free and clear. I am trying to valuate the property but I will be honest that I have no idea how to value this lot/business property. Am I over thinking this? I feel like i am being tripped up because this could be seen as finding value to land but am confusing myself because there is a structure still on it.

Can anyone help me with this? Any advice is appreciated!

yep.... I'm thinking the yearly cost in Dallas according to those fees mentioned would be saved and more by being your own buyer and seller's agent if buying multiple properties for for rehab or buy and hold.. Plus all the tools tools available!!

@willbarnard I guess the issue for many people is is finding that holy grail...

@davidbeard thanks for the detailed response and a peek into a RE agent's world.. You do bring up up a good point about it impeding with your RE investing if being an agent is not your full time job...

Well honestly for myself it would not be to get clients...I was curious since I saw another person's blog on why he gets more of her buy and hold deals because he has his license. I'm not trying to become a real estate agent, but would like the access to the MLS and other tools offered to people with their license. Hence the question as to whether it would be worth it (if you are a rehabber or a buy and hold person) to add a license to your toolbelt. Great info so far...thanks guys! By the way J Scott, I've been checking out your website, and it has been ultra informative thus far...

I will say that I have listened to him and he does offer a lot of good free info on those podcasts...A lot more than the other gurus out there...

Ok let me ask this then, do you have to be sponsored by a broker to get a real estate license. Or can you go through the route without a sponsorship?

Alright...

From what I get off the bat is that you'll save money on commissions as a buyer or a seller...You'd also get to scour the MLS listings yourself with all the tools available to RE agents...

But yes you are right...getting the license won't make you a great investor...but it would definitely be another tool in your belt I believe!
