Michael Le you are absolutely right. I never gave it thought that way when analyzing my expenses. I have just been analyzing properties but that is deff something to take into consideration. Thanks for sharing your response !

Hey BP fam ! So my friend and I are trying to analyze through properties. Now when it comes to expenses is when we get a little confused. We just want some clarification. When it comes to expenses such as light, gas, water & sewage, garbage. When is a landlord responsible for and what utilities and when is a renter responsible for? I greatly appreciate your help on this !

Patrick Hensley since you plan on rehabbing and living in the property why not get an FHA with a 203K loan which allows you to roll in the rehab costs into your mortgage.
