Hypothetically if I had a 457b plan thru my job and wanted to withdraw on it to buy the house Im currently renting for my first BRRRR, would this be potentially good move?

If there was a contest to calculate the ARV on a property most accurately (selling for retail) out of a group of investors and the prize was $1 million cash... how would ensure you would win the contest?

How would you suggest the best way to learn how to get good at analyzing properties (quickly)? I want to be able to eventually create my own excel spreadsheet or calc to be able to run numbers in detail fast. I know the calcs on BP are pretty good too.. should I just stick to those? Are they detailed enough in your opinion?

@Frank Patalano goin for and completing my RE licensure here in Florida and asking myself how I can apply this knowledge and license most effectively to invest for myself.

I know of the BP calcs but I love excel. Anyone have a calc they use that they’d like to share with me? Something that can run depreciation, taxes, income, different scenarios (rent, hold, sell) situations. I’m an analytical person and learning to run numbers more effectively. Thanks.

Thanks.  Credit is awesome upper 700s and my wife’s is too. Just one of us working full time (me) while she is being mom for now. The one income thing.. not sure about
