Definitely consult a RE attorney. Sellers may be in breach of contract and if they don’t performand are not willing to adhere to the contract, you may have to force them legally. I had something similar happen over the summer where the sellers had five weeks to move out and downsize to an apartment. They wanted an extra week. I tried but had a triple simultaneous closing all on the same day. Their listing agent threatened to sue but I showed him the contract and it all closed on time. I did consult a RE attorney through my local Realtor board (free service for members). She helped me and my broker too. I’d also recommended a face to face conversation if possible to reconcile the issue. Use negotiation and tact to get the relationship back on track. Good luck and God bless.

Is there a book or resource that I could use to increase my knowledge on residential home design? For example: what a ranch or split level is etc...learning more about materials and the nuances of home building (besides experience of course).

Without asking the agent/owner/seller, is there a way to figure out all the utility information on a particular property?

I am a licensed realtor for a real estate investment company and when we sell a property for our clients I get alot of leads from sites like loopnet. These leads turn out to be about 90% garbage leads... pretend buyers.. “wholesalers”... daisy chainers... tirekickers...”.  What is the most efficient yet respectful, time honored way to vet these leads?

Looking for a customer: To lease a 20,000 sq ft, 20'ceilings warehouse space, or 10,000 to 12,000 sq ft with fenced in yard where he could put containers. Looking for around $3.50/sq. Ft range. In Duval county, Florida. Jacksonville, Fl.

I'm considering going for my "ABR" Accredited Buyer Representative endorsement for my Florida Real State license through the C2EX program from NAR course. One of the challenges to get my C2EX is to gain an accreditation. Any suggestions?
