I could invest a little, say $10,000, if we could get it cash flowing quickly. Going into the winter it's gonna be a little tough in Moab as far as cash flow. Park City would be great right now just before ski season.

Pam, I've seen this come up before and this Ryan guy had a good solution here on BP:

3) Both cabins together for 6 total bedrooms

For bookings that originate on AirBnB it is relatively simple because they built in functionality for exactly this. I'm guessing because they were originally focused on renting individual rooms, so people could list individual rooms within a house or list the entire house. To accomplish it you want to LINK (not sync, it is different) each individual house to the listing with both houses."

@Marco Manomat, @William Coet yes, it's tricky with certain cities that's why investors are buying unincorporated land outside of cities, within an hour or two, where there's far fewer restrictions and red tape. There are many tiny home builders but I don't thing they're doing what Boxabl is doing, so yes boxabl will see more competition most likely because their model overcomes shipping problems and onsite construction. To have a tiny home allowed on some land you actually have to keep it "temporary" and portable, so you can put boxabl and others on trailer platforms with wheels actually. You just have to design a good looking "skirt" so that guests don't feel like they're in an old mobile home.

Hey Brian, I run a small firm in Nashville metro & Salt Lake City. 30% is definitely too much. Before you choose anyone you could ask how their fees are structured (I keep it super simple) and what their response time is (you can see this on AirBnb). Ask what they do to prevent parties and increase security in general. They should have smart locks with changing access codes upon checkout. Cleaning can't be understated. They've got to have a handle on their cleaners or have in house cleaners who follow the standards. Set up fees can be around $5k, but we can work something out if we work together. Also are they tracking rental rates year over year? Are their occupancies over 80%? Lots of questions. Good luck.
