 I was not suggesting you use insurance to fix the current problems with the property.  Another commenter mentioned getting vacant property coverage and I wanted to mention that typical vacant home coverage doesn't cover water damage.

It will cost more, but the last thing you want to do it buy a property and the pipes burst week one and you don't get any insurance money to fix the issue. Especially if you indicated it's not been winterized in Michigan that property has a high chance of having the pipes burst if you let it go all winter with as cold as it gets in Michigan (assuming you don't leave the furnace on to keep the place warm).  


 I'd add that most vacant home policies wouldn't cover water damage especially if you looked for the "cheapest" option.  Work with an agent that knows what you want/need and can help you.  If you assume it's all the same you're likely to be disappointed if you ever need to use the insurance.

I'd strongly recommend working with a broker that has access to multiple solutions rather than any captive carrier.

You need insurance specific to non-owners occupied properties. There are several names for this type of coverage.

This would be correct if it was just residential but the business exposure makes it a mixed-use property and likely requires a commercial policy.

If I saw the risk and current policy I could likely give you more detail but Theresa is certainly on the right track.  Many carriers right now are trying to shed business as a way of de-risking.

Could you clarify what you mean on #1?

Regarding #2 you should definitely get insurance classified as a property management company.  General liability and professional/errors & omissions.

Went to Foremost because they were the only company I could get on the phone to talk about the policy without much effort. The others required you to jump through hoops just to get an email response, which I always worry is indicative of how they are when you need them. 

I'd recommend working with an Independent Agent/Broker that handles service in house specifically because of what you mentioned, Jon.  Not all agents/agencies handle service and any direct carrier relationship will mean you are dealing with a call center, wait times, many staff that have no idea what they're doing, etc.
