 Before I give my 2 cents I realize things are very difficult in California right now for insurance.  Rather than focus solely on the insurance company (in this case Farmers) I would strongly recommend speaking with an Independent Agent (not Farmers, State Farm, Allstate, etc.) that has access to multiple insurance providers.  A (good) experienced independent agent will typically be much more sophisticated in working with investors and landlords and have the ability to problem solve for you whereas a captive agent will only have 1 or 2 options at most typically.

As for your second question, yes, there are many companies that offer discounts for multiple properties and can insure multiple properties on the same master policy.  Much of that depends on how many properties, where they are, the type of coverage needed, their age/condition, and more!

Don't forget about loss of income/rent...that being said this is a very broad question and I'm not certain if you think you have too much coverage or it costs too much or both...

 As a general rule if you can get RCV and the price is not significantly different, take it.  There are situations where you cannot purchase RCV or the price IS significantly different and you have to look at those case by case.  Good choice sticking with replacement cost!

try an umbrella policy or a business policy? Use websites like FF or ABNB and get insurance from them?. 

An umbrella policy won't help.  An umbrella policy only kicks in when there is underlying liability coverage.  This is vitally important to understand and know as many people think it's some sort of magical catch-all.  It's not.

Also, it should be noted that home warranties are not insurance products/insurance companies.

 It's impossible to answer this without actually getting quotes.  Pricing can vary greatly even for "similar" properties.

 To be clear I don't mean as a "co-insured" but as an additional insured.  Have they given you an actual reason or underwriting guideline or are they just telling you no?  I've seen a lot of mortgage companies say things and then relent when a bit of resistance is offered.
