@ George. I am glad you asked that question. We are in the same position. I have been trying to figure out how I can buy & hold without flipping .... I heard recently that you can borrow against your 401K/IRA to use as a down payment on an owner occupied property and you can still buy a quadraplex use FHA financing. Just a thought. Maybe some more seasoned investers have some insight on this.

You must read the Admin Plan (policy) for the S8 office that covers your property. Then hold them accoutable.

@John Chapman. If the husband was on her case, even if he wasn't living there, they got her. She shouldave removed him.
@Tim M. S8 enlists the help of the Post Office. If anyone other than approved household members get mail there, the household may/can/will be terminated.

No Section 8 for me. I rather set my rents slightly below market and advertise to gov't employees.

Had similar experiences with a 203k purchase. Obtaining permits is a hassle. Call & ask questions 1st.

Thank you both. Yes, I want to know if I could acquire properties with hard money then refinance as an exit strategy. Is it difficult to refi a hard money loan? I heard the conventional lenders frowned up refi'g a hard money loan.

Is it possible to refinance as an exit strategy from hard money loan?
My strategy is to buy & hold as I'm more comfortable managing property. My yearly income & my credit is pretty good.

What do I need to be mindful of?
