Hello and welcome to the site.
Be very wary of the Rich Dad stuff. Beyond reading the books, don't pay anything for their products.
You can get better quality products/education for way better prices from other sources. Don't get sucked in.
I know all of this from experience. I got sucked in and am still paying for it.
The Rich Dad philosophy is to have multiple streams of income so that you will never be left with all your eggs in one basket. This is very sound advice, but as a new investor you need to implement one, maybe two, investing strategies, master that it, and then move onto the next. Rich Dad influences you to spread your resources way too thin.

I leave a voicemail. Very simple message and move on.
I usually say "Hello, my name is Chris, I'm calling regarding the property at 1234 Main St with the for rent sign, please call me back. My number is 555-555-555. Again my number is 555-555-5555."
Once you've got them on the line, try to make it a more like a conversation rather than a questionnaire.

Or I imagine stated within a contract that if payment is xx days late, that the title/deed would automatically be transferred back to the seller. At that point it would be up to them to make the next payment, but at least they would know about it.
