Hi Raymond. Thanks.

When I pressed the shift and @ key only the @ symbol showed without any names. I tried it a few times, then just typed it in manually. Thanks again for the help raymond. Pardon if I messed anything up for you guys. When I do type the @ symbol and the first 2 or 3 letters the names then show up on the bottom of the text box which I then click on to respond. Thanks again though Raymond.

Incredible and excellent advice Don.

Will definitely take into consideration all the advice you have given, being I will be needing an HML in the next few weeks. Already have had my experience with a bad Mortgage Broker. Hopefully will find a good one in the next few weeks. Altough I prefer Direct lenders and Private financing for now. Thanks again Don for the excellent advice.

Thanks also for taking a moment in analyzing these numbers on this property.

Definitely looked over the BP rules and guidance on making sure these numbers or final numbers would actually work. So far, thanks to everyones input and priceless analysis, It seems okay to proceed.

Tenants will be paying all utilities per unit. Have factored in an additional percentage based on the points and analysis Giovanni has made.

Thanks for taking out a moment also, in looking over these numbers for this property. Greatly appreciate it.

Incredible thanks and excellent points on Capex. Going to definitely set aside just a little more than the 450 per unit to be safe. The building has gone through an extensive remodel and update, but we never know. Better to be prepared, in case. Excellent analysis on those numbers for Capex Giovanni.

Getting a complete detailed building spec/report/analysis on all phases of when projects were completed, building history, etc.

The laundry income will not be included in these numbers. Keeping completely separate. Will shop for the best service contract I can get for the washers/dryers and maintenance of. Will check all washer/dryer units thoroughly and replace with new units if necessary.

Rents for the immediate area have been confirmed. Getting a CMA asap also in reference to these numbers, sales figures, rents, etc. just to have a more solid base on making a better analytical and hard number decision on purchasing this property. I already decided with this and any property, anything that doesn't seem right, or might seem misleading by seller, I'm ready to just walk on to the next property.

Excellent points. Yes. The rent number does fit the market analysis I researched.

OMG! How can I forget the vacancies! Thanks Brian. Will work the numbers over on that crucially important point. You know. Caught up in the excitement. Gotta learn to just breathe.

Will be receiving some more info on the property. I believe utilities are seperate and tenant paid. All uitilites. Will reverify.

Will be negotiating with landscaping companies shortly. Checking with PM if it is already in place. Cost of also if not included in their contract.

Accounted for maintenance also. Im pretty handy and know I can find a few good HM to help out with any major repairs.

Will definitely go over all of the Misc. expenses in detail again.

Totally agree with you on the Real Estate agents. Some are Fabulous, some are just.................don't even want to be negative. I reside in the Florida State Market and know many of the areas pretty well. It is the first Market, all of my first investments will be in.
