Hello, Can anyone recommend an HVAC installer in the San Fernando Valley/ Los Angeles area they have worked with. I may be needing to replace an old unit. Thanks

You can try giving them cash for a down payment just to get them out of your property without them trashing the place when they leave. It was on one of the earlier podcasts to try to remove non-paying tenants, known as "cash for keys". A small payoff may be enough to get them to move and avoiding the hassle and risk of damage with an eviction. I am no expert, but am just passing along a strategy i heard mentioned. Looks great! I went through a lot of open houses and houses for sale in the SoCal area in the last year and subway tiles were definitely prominent in the flips we saw. Good luck!

Hello, I am pretty new to BP and I am doing my best to study as much as I can to get ready to invest in the near future. I currently own and live in a condo in Los Angeles, Sherman Oaks specifically, and it looks like I may need to buy a new AC unit soon. I was just wondering if a new AC unit would be considered a home improvement and be considered tax deductible? I also saw that some AC units actually get tax incentives and refunds. If anybody has any recent experience with this, I would greatly appreciate any advice. Especially any HVAC companies/contractors you've worked with in the past? Thanks in advance!

Hello,

I am a CA licensed attorney and currently I am interested in become a real estate investor. I was trying to determine if anyone else recently became licensed as I wanted a first hand account of the requirements specifically for attorneys, as I believe they are slightly different than for the general public  trying to become licensed as real estate agents. Any help or directions to other threads would be very appreciated as I am pretty new to this forum and have recently only been able to listen to podcasts to start the learning process. I hope to be able to devote more and more time  in the near future, as I get done with some other projects.
