Stay put and look for another job. Bank as much money as you can for investment, have some cash reserves, pay down what ever loans you have, build up you're credit score. If you leap into investing or take a straight commission job you will be introduced to a new and higher level of stress.

You should consider that everything in the house is new with a longer life span usually than a used home. In used homes you buy as is without any possibility of a call back. As Mike indicated some builders may not respond, check them out prior to selecting one.

As a builder my opinion is somewhat slanted, but here goes; you select the floor plan, colors and features that you have on you're wish list; the house has a warranty and you are usually selecting the homesite you wish the home to be constructed on; in a sub-division you still have a selection. The trick is to bring the house in within the budget you have to work with. You should determine how long it takes the builder to complete from the time you have you're mortgage commitment to move in. Find out what are standard features and what are up-grades. Now you have the opportunity to compare.

In new construction we do put in a french drain if we able to have it gravity drain. In crawl spaces, we place the vapor barrier on top of the stone; the suggestions we have made are based on economics as it becomes costly to start digging around the property in an existing home, if you can remedy it in a less costly manner. Working in a crawl space is difficullt work (height) in existing homes, I would attempt to get the stone in the crawl at least to the height that the water height has risen (2") and then put in your vapor barrier. When you place your sump pump in the pit make sure you don't attempt to pump out all of the water, only the amount that would enter into the crawl. You want to avoid having your sump pump burning out attempting to pump out all of the ground water that might not enter into your crawl space from the pit. Hope this additonal info helps.

We carry builders risk and we do not carry workmans comp., we do however carry a liability policy; we have all subs sign an independent contractors agreement, provide us with proof of insurance, sign a waiver of liens, and prove either they have workmans comp or are exempt. Hope this helps.
