Welcome to BP and as you can already grasp you can obtain a lot of information from a variety of people. The New Jersey area just across the river is an excellent area to explore for opportunities. Taxes and parking are two items that are frequently overlooked.
You have lots of homework to do you might find that you where you get the most bang for the buck is the area to consider. Buy and hold or flipping should also influence you're decision making process. Again welcome aboard.

Post: Odor and moisture from the crawl space

In our area many homes are built on crawl spaces; we put down gravel and then a vapor barrier; a sump pump pit is dug in the lowest corner of the crawl and the pump placed in the pit and set at a debth to keep the water off the floor. The vapor barrier should help in keeping the moisture off of the floor insulation.
Vents will help with the movement of air and assist with the odor problem. Make sure the discharge pipe of the sump pump moves the water a good distance away from you're crawl space; check the down spouts as well to have storm water directed away from the structure. Many times water enters the crawl from a high water table and not from the exterior. This is a quick inexpensive fix; you could put in perforated pipe, french drain, etc. but I would try this first.

Retain a title company to search properties is essential; knowing you are entering into an areana that is most often attended by
experienced "tax sale" buyers you need to make sure your not caught up in the "bidding" process. As they say in Texas you have to know ".when to hold them and when to fold them" Having a
set price that you will not go beyond is essential. In my area the tax sales are spirited and many times the sale generates unrealistic
prices. Don't overpay due to the excitement of competition none of the houses should be "must haves"
Keep in mind you mission is to acquire a bargain.

You are certainly in the right area. Ft. Meyers and Cape Coral were hit hard with foreclosures and presented many opportunities.
I would get my real estate license and associated with an office that is doing business with snow birds and then branch out to do you're own thing. Meanwhile learn from the posts on these pages.

I would visit the township office in the area you planing your subdivvision and determine their requirements. Usually you need go apply to the township for permission. You usually have to attend a townsip meeting and make your presentateion. You would usually require a site plan indicating your proposed land development indicating the road net work, utilities, drainage,
(well&septic) or water and sewer lines, water retention ponds.
wet land study, environmental impact study, and you might need permits from the highway authority for entrance ways. What I'm attempting to indicate in most areas this is a time cnsuming, costly project with engineering study requirements in most area. I would start your research prior to any financial commitment.

We do granite with under mount sinks for appearance sake. We recently encountered a problem when a sink backed up and a plunger was used to clear the clog, it loosened the sink mount, which added to our woes. This has been our only problem, our granite installer provides under mount sinks (fair quality) with the install.
