Some activities are time occupying activities and don't produce cash flow to cover your overhead. Keeping busy is not the same as being productive
as in the military, assign missions to be accomplished, time frames,

It depends on how perfect you wish the project to come out. Some individuals wish to only put lipstick on the beauty and others want a complete makeover. I attempt to bring the house up to almost new and this brings my cost of improvement up. The "risk" as a flipper is whether I can recover these costs as so much depends on the appraiser. Cast my vote for vinyl, the selection of colors and the lack of future maintenance is a big plus, low cost energy efficient windows will save you some bucks also. The future maintenance cost will also be reduced. I believe the fresh look will also make it easier to rent. From another PA boy.
