Mission statements, goals and what activity is going to keep you afloat and make all productive employees. The "team" may also have some input on what is needed in your area. Some activities are time occupying activities and don't produce cash flow to cover your overhead. Keeping busy is not the same as being productive
as in the military, assign missions to be accomplished, time frames,
and projections as to what is to be achieved and in what time frame. Have accountability. The New York market has a need for
individuals who can converse to families that can not or will not
speak english and wish to purchase real estate from individuals who they can converse with in their native tongues. This might
be a possibility you could develop. Just another opinion You seem
to have you're troop formed all you have to do is give them a mission.

It depends on how perfect you wish the project to come out. Some individuals wish to only put lipstick on the beauty and others want a complete makeover. I attempt to bring the house up to almost new and this brings my cost of improvement up. The "risk" as a flipper is whether I can recover these costs as so much depends on the appraiser. Getting comps prior to the activity is crucial as to the amount of improvements I am willing to take on.
As you will read here you make your profit when you buy right.
I bring in in contractors to bid on the jobs and utilize "budgeted" versus actual to give me a dose of reality. Price is important, quality is more important as I want to flip the house as quickly as possible.

We require proof of general liability insurance, workmans comp (or proof of waiver) and anyone who we cut a check for to sign a waiver of liens. Hope this helps.

Cast my vote for vinyl, the selection of colors and the lack of future maintenance is a big plus, low cost energy efficient windows will save you some bucks also. The future maintenance cost will also be reduced. I believe the fresh look will also make it easier to rent. From another PA boy.
