Good job. Well written and good information for others who are just starting out. Years ago one of my mentors once told me
"Sometimes you make more money on the deals you don't get".
I later found out what he meant. You have gained valuable experience utilize it in the future.

Line up a Title Company that you feel you will continue to work with and have them do a preliminary search to uncover any liens, judgements or encumberances. With any adverse information uncovered it will put you in a better position to determine some selling motivations; if you decide to purchase the Title Company will have less work to do for the closing. Establish a good working relationship with the TItle Company, it will make the purchse process go a lot faster.

I prefer an empty house; rooms appear larger; no distraction with items in rooms that may or not be to the prospests taste; showing the house is an art that needs to be fined tuned, having some insight into what the prospect is looking for also helps; prospects are knowledgeable the person showing the house needs to be
as well. Again I prefer an empty house and let the prospect paint their own pictures as to how their furniture would fit in. A clean house and yard is also important.

I'm a rehabber and I use Craigs List as a advertising venue among others. I do get a lot of calls from investors and other flippers; it's all part of the process. We utilize "free" advertising websites to gain exposure to the buying public. Craigs list attracts all kinds of advertisers I believe it is a viable strategy, just a lot of work.

Usually when you want to sub divide properties you need to notify the surrounding properties and they can/may object. Determine what the set back requirements are for the properties. If you have central water and sewer determine what the hook up fees are and if the service is available to the lots. If well and septic are required determine if the property has been perc tested.
