In the event the title search due to human error overlooks or does not uncover an existing problem the title insurance will give you some additional protection.

If there is a future problem with the title then title insurance is very cneap. Avod future problems and pay for the title insurance you don't want to be paying on a piece of property that may have encumbrances or not have clear title. Bite the bullet.

Welcome aboard, it appears your at a crossroad. What I would suggest, you attempt to flip the property, explore other opportunities for acquisition and attempt to get the financing your looking for. While your multi-tasking which ever presents itself first will give you the direction you should take. The choice of flipping or buy and hold I'm sure varies with the marketplace your in.
It's a good position to be in and obviously you have choices and some interesting work ahead of you. This is what makes real estate such an interesting field, it's full of choices.

I'm a flipper and after all is said and done I want to be close to 30% and if we miscalculated we don't get hurt.

The pressure test suggestion is a very good suggestion. A visual inspection could also give you some clues. If you have a good plumber he will give you the comfort level you need.

Sandy did a job on the Jersey Shore and you are pretty close to the area; you might explore some rehabs and flips in that area. I believe you might have a lot of motivated sellers. Just a thought.

I would suggest you go to real estate school in the State you are thinking of obtaining a license in as each state is just a little different in the way they do things. Some states have reciprocal agreements and you might check that out as well.
