Hey Jon, I know exactly where you use to live. The MH park is in Strinestown, PA, right off the i83. It is a good driving distance to Harrisburg, York and Baltimore. My mother and I have been looking to go in on one together to generate cash flow.

There is a distressed mobile home park that may be listed for sale in the future in my area. It has 21 lots and a 5 unit apartment building plus a laundry room (coin operated) The MH park needs a lot of work. There is tons of debris through out the park and it is overgrown with weeds and brush. The quality of tenants seemed lacking as well. All the MHs on the lots were in very bad shape. The property has a tax assessed value close to 380k .

I am having trouble pulling comps on the park since there are not many locally that sold in the past year. If I should consider buying this park what questions should I ask the owner. Also what red flags should I look out for when I am inspecting the property. From what I saw driving by the park, all it needs is re-landscaped and repaved. The 5 unit most likely needs flipped as well. What other expenses should I expect to have when buying a distressed mobile home.
